Our refund policy for the $100 Reservation Hold is straightforward. We want you to understand exactly what to expect.

$100 Reservation HoldWhen you place a hold on a property, you pay a $100 Reservation Hold. This takes the property off the market for 15 days while you complete your due diligence.
Not Refundable
- You cancel for any reason
- You don't complete the purchase
- You change your mind
- You decide the property isn't right for you
We Cancel — Reservation Hold Refunded
- We cancel due to a title issue
- Property becomes unavailable (our fault)
- We discover a material issue with the property
- Any cancellation initiated by us

You place a $100 hold
The property is taken off the market for 7 days.

Complete due diligence
Review the property details, verify access, and confirm it meets your needs.

Proceed or cancel
If you proceed, the $100 applies to your Option Consideration. If you cancel, the $100 is not refunded.
Duplicate holds
If you accidentally place multiple holds on the same property, we'll refund the duplicates. Contact us at support@joshuajamesholding.com.
Chargebacks
If you dispute a hold charge with your credit card company, we may contest the chargeback. Please contact us first to resolve any issues.
Fraud prevention
Holds placed with suspected fraudulent payment methods will be cancelled and refunded.
